Why Water Damage Requires Mold Testing
Not all water damage leads to mold, but you won’t know without testing. Common water events that warrant mold assessment include:

What We Assess
Moisture Mapping Using professional moisture meters and thermal imaging, we map the full extent of water intrusion — including areas behind walls and above ceilings that aren’t visible. Water travels along framing, through insulation, and via capillary action, often affecting areas far from the original leak source.
Mold Assessment We visually inspect all affected areas for active mold growth and collect air or surface samples when growth is suspected but not visible. Lab analysis confirms whether mold colonization has begun and identifies the species present.
Source Identification Identifying the moisture source is as important as finding the mold. If the source isn’t corrected, mold will return after remediation. We document the likely water intrusion source in our report.

We document findings room by room and provide a detailed written report. If sampling is needed, we collect air or surface samples and send them to our AIHA-accredited lab partner for analysis. The entire process typically takes 1-2.5 hours depending on the size of the property.
Home mold inspections start at $350 for homes up to 1,500 square feet. This includes moisture readings, humidity measurements, and a detailed findings report with remediation protocol if applicable. Air and surface lab samples are $95 per sample. Indoor Air Quality (IAQ) testing starts at $440 (includes 2 air samples). Post-remediation clearance testing starts at $550. We believe in transparent pricing with no hidden fees.
“Test-only” means Tanjun performs mold inspections and testing exclusively — we do not offer mold remediation (removal) services. This is important because companies that both test and remediate have a financial incentive to find problems. When the same company that diagnoses the problem also profits from fixing it, there’s an inherent conflict of interest. As a test-only company, our results are always unbiased. We have no remediation division, no referral kickbacks, and no reason to inflate findings.
Standard lab results from our AIHA-accredited partner (Eurofins Built Environment Testing) are typically available within 24-48 hours after sample delivery. Rush processing is available for time-sensitive situations such as real estate transactions or post-remediation clearance.
