Why Independent Clearance Matters
Many remediation companies offer to perform their own “clearance testing” after completing the work. This is a conflict of interest — they have a financial incentive to pass their own work. An independent third-party clearance test protects you by ensuring the remediation company is held accountable.

What Clearance Testing Includes
Visual Verification We inspect the remediated area to confirm that all visible mold has been removed, damaged materials have been properly disposed of, and containment barriers were effective.
Moisture Verification Using professional moisture meters, we confirm that moisture levels in the remediated area have returned to normal. Elevated moisture after remediation means the underlying water source was not addressed — and mold will return.
Air Quality Sampling We collect air samples from the remediated area and compare them to outdoor baseline levels. Post-remediation spore counts should be at or below outdoor levels, confirming that the air is clean.
Clearance Report You receive a detailed clearance report documenting all findings — visual, moisture, and lab results. This report can be provided to insurance companies, landlords, property managers, or real estate attorneys as proof of successful remediation.

When to Schedule Clearance

Air and surface lab samples are $95 per sample. Indoor Air Quality (IAQ) testing starts at $440 (includes 2 air samples). Post-remediation clearance testing starts at $550. We believe in transparent pricing with no hidden fees.
“Test-only” means Tanjun performs mold inspections and testing exclusively — we do not offer mold remediation (removal) services. This is important because companies that both test and remediate have a financial incentive to find problems. When the same company that diagnoses the problem also profits from fixing it, there’s an inherent conflict of interest. As a test-only company, our results are always unbiased. We have no remediation division, no referral kickbacks, and no reason to inflate findings.
Standard lab results from our AIHA-accredited partner (Eurofins Built Environment Testing) are typically available within 24-48 hours after sample delivery. Rush processing is available for time-sensitive situations such as real estate transactions or post-remediation clearance.
