Visual Assessment

Our certified inspector examines every accessible area of your home — walls, ceilings, floors, attics, crawl spaces, basements, bathrooms, kitchens, laundry areas, and HVAC systems. We look for visible mold growth, water stains, discoloration, peeling paint, warped materials, and other indicators of moisture problems.

Moisture & Humidity Measurements

Using professional-grade moisture meters and hygro-thermometers, we measure:

  • Surface moisture content of walls, floors, and ceilings
  • Relative humidity in each room and enclosed spaces
  • Temperature and dew point to identify condensation risk areas
  • Inner wall cavity conditions where hidden moisture can harbor mold

Thermal Imaging

Our infrared thermal imaging cameras detect temperature differentials that indicate hidden water intrusion — even behind walls and above ceilings. Evaporative cooling from trapped moisture creates thermal signatures invisible to the naked eye but clearly visible on infrared.

Detailed Findings Report

Every inspection concludes with a comprehensive written report that includes:

  • Room-by-room findings with photos
  • Moisture and humidity readings mapped to your floor plan
  • Identification of moisture sources and risk areas
  • Remediation protocol recommendations (if mold is found)

Home mold inspections start at $350 for homes up to 1,500 square feet. This includes all moisture readings, humidity measurements, and the detailed findings report with remediation protocol if applicable.

Air and surface samples can be added for $95 per sample, analyzed by our AIHA-accredited lab partner Eurofins Built Environment Testing.

We document findings room by room and provide a detailed written report. If sampling is needed, we collect air or surface samples and send them to our AIHA-accredited lab partner for analysis. The entire process typically takes 1-2.5 hours depending on the size of the property.

Home mold inspections start at $350 for homes up to 1,500 square feet. This includes moisture readings, humidity measurements, and a detailed findings report with remediation protocol if applicable. Air and surface lab samples are $95 per sample. Indoor Air Quality (IAQ) testing starts at $440 (includes 2 air samples). Post-remediation clearance testing starts at $550. We believe in transparent pricing with no hidden fees.

“Test-only” means Tanjun performs mold inspections and testing exclusively — we do not offer mold remediation (removal) services. This is important because companies that both test and remediate have a financial incentive to find problems. When the same company that diagnoses the problem also profits from fixing it, there’s an inherent conflict of interest. As a test-only company, our results are always unbiased. We have no remediation division, no referral kickbacks, and no reason to inflate findings.

Standard lab results from our AIHA-accredited partner (Eurofins Built Environment Testing) are typically available within 24-48 hours after sample delivery. Rush processing is available for time-sensitive situations such as real estate transactions or post-remediation clearance.
