Visual Assessment
Depending on the scope of the investigation, our certified inspector may examine areas such as walls, ceilings, floors, attics, crawl spaces, basements, bathrooms, kitchens, laundry areas, and HVAC systems. We look for visible mold growth, water stains, discoloration, peeling paint, warped materials, and other indicators of moisture problems.
Moisture & Humidity Measurements
Using professional-grade moisture meters and hygro-thermometers, measurements may include:
- Surface moisture content of walls, floors, and ceilings
- Relative humidity in rooms and enclosed spaces
- Temperature and dew point to identify condensation risk areas
- Inner wall cavity conditions where hidden moisture can harbor mold
Thermal Imaging
When conditions warrant, infrared thermal imaging cameras may be used to detect temperature differentials that indicate hidden water intrusion — even behind walls and above ceilings. Evaporative cooling from trapped moisture creates thermal signatures invisible to the naked eye but clearly visible on infrared.
Detailed Findings Report
Inspections conclude with a written report that may include:
- Findings with photos for areas inspected
- Moisture and humidity readings
- Identification of moisture sources and risk areas
- Remediation protocol recommendations (if mold is found)

Air and surface samples can be added for $95 per sample, analyzed by our AIHA-accredited lab partner Eurofins Built Environment Testing.

Standard lab results from our AIHA-accredited partner (Eurofins Built Environment Testing) are typically available within 24-48 hours after sample delivery.
