Pre-Sale & Buyer Mold Inspections
Mold inspection for real estate transactions. Protect your investment with independent testing before you buy or sell.
Mold Inspection for Real Estate Transactions
Whether you’re buying or selling a home, a mold inspection protects your investment and gives you negotiating leverage. Mold problems discovered after closing can cost thousands in remediation — and create health risks for your family.
For Home Buyers
A pre-purchase mold inspection gives you critical information before you commit:
- Hidden mold problems that a general home inspection may miss
- Moisture intrusion sources — roof leaks, plumbing issues, foundation seepage
- Indoor air quality baseline — especially important if anyone in your family has allergies or asthma
- Negotiation leverage — documented mold issues can justify price reductions or seller-funded remediation
For Home Sellers
A pre-listing mold inspection protects you from surprises:
- Disclosure protection — you’ll know about any issues before buyers do
- Buyer confidence — a clean mold inspection report removes a common buyer objection
- Transaction speed — proactively addressing mold prevents deal-killing surprises during escrow
- Liability reduction — documented testing demonstrates good faith disclosure
